  • Q.01

Who is the best roofing contractor in Chandler, AZ?

Roofing All Stars is one of the highest-rated roofers in Chandler — 5★ across 47 Google reviews, and ranked the #1 roofing contractor in Chandler (85286) in BusinessRate's August 2025 momentum rankings (based on recent Google-review performance). Family-owned since 1999, dual-licensed CR-42 (AZ ROC #251602), with a 25-year workmanship warranty on every install and crews that are never subcontracted. Chandler is our home base, so response times here are the fastest we run. Call or text 602-456-5955 for a free estimate.

  • Q.02

Do you do roofing in Gilbert and Mesa, AZ too?

Yes — Chandler, Gilbert, and Mesa are our three primary East Valley service cities. In Gilbert we match tile profile and color to strict HOA rules in communities like Val Vista Lakes, Seville, and Power Ranch. In Mesa we handle the full roof-stock range — newer tile in east-Mesa (Eastmark, Las Sendas) and older shingle, foam, and flat roofs in west and central Mesa. Same 5.0★ service, 25-year workmanship warranty, and free estimates across all three.

  • Q.03

What makes Roofing All Stars different from other East Valley roofers?

Three things: our crews are our own — never subcontracted; our 25-year workmanship warranty is roughly 5–20× longer than the 1–5 years most roofers offer, and it's transferable to the next owner; and we've focused on the East Valley since 1999, so we quote a Chandler tile relay, a Gilbert HOA-matched repair, and a west-Mesa low-slope job very differently. It shows in the reviews — 5.0★ on Google and a #1 Chandler ranking from BusinessRate in August 2025.

  • Q.04

How much does a new roof cost in Maricopa County, AZ?

Asphalt shingle re-roofs on an average single-family home typically run $8,000–$15,000. Concrete or clay tile runs $15,000–$28,000 — partly because tile lift-and-relay (when the underlayment fails but the tile is fine) is closer to $7–$12 per square foot, while full tile replacement runs $13–$18 per square foot. Standing-seam metal is $12–$18 per square foot installed. SPF foam is $5–$8 per square foot. Every quote depends on roof size, slope complexity, deck condition, and system choice. Our written estimate is free.

  • Q.05

How long does it take to replace a roof in the AZ heat?

A typical residential re-roof in Maricopa County takes 2–5 working days from tear-off to final cleanup. Shingle is faster (1–3 days on an average single-family home); tile is slower (3–5 days) because of the weight and the relay step. We schedule monsoon-aware so the roof is never open when storms are forecast.

  • Q.06

When is the best time of year to replace a roof in Arizona?

Late winter through spring (February–May) is ideal: dry weather, mild temps, and crews aren't yet booked solid for monsoon-season repair work. Avoid June–September if you can — peak heat, monsoon storms, and the highest demand window. Fall (October–November) is the second-best window.

  • Q.07

How long does an Arizona tile roof actually last?

A properly installed concrete or clay tile system can last 50+ years. The tiles themselves outlast the underlayment, which is usually the real culprit when a leak appears (the underlayment lasts 15–25 years in AZ heat). We often do tile lift-and-relay (pull the tile, replace the underlayment, put the same tile back) at the 20–25 year mark.

  • Q.08

Do you offer financing or payment plans?

Yes. We partner with home-improvement lenders that offer monthly payment plans from around $99/month, with most homeowners approved in minutes through a soft credit pull. Promotional 0% intro APR plans are available for qualified borrowers — ask us about current offers when we visit.

  • Q.09

Do I need a permit to replace my roof in Chandler / Gilbert / Mesa?

Yes — almost every full re-roof in Maricopa County requires a city permit, and most HOAs require architectural review for any roof material change. We pull the permit, handle the HOA submittal, and schedule inspections as part of every replacement job. You don't have to chase any of it.

  • Q.10

Do you handle insurance claims for storm damage?

Yes. We document the damage with photos and measurements, write the loss report in adjuster-ready language, and meet the adjuster at your home if you want us there. We work directly with State Farm, Allstate, USAA, Farmers, American Family, and every major AZ carrier. After a monsoon hit, call us first — before you call the insurance company.

  • Q.11

What's the difference between manufacturer warranty and workmanship warranty?

Manufacturer warranty covers the material (tile, shingle, membrane) if it fails on its own. Workmanship warranty covers our install — flashing, valleys, underlayment, nailing pattern. Most roofers only offer 1–5 years of workmanship. We offer 25 years, in writing, transferable to the next owner of the home.

  • Q.12

    Do you do free estimates?

Yes — fully free, no obligation. We come out, climb up, take photos, give you a written quote, and explain your options. You decide. There's no pressure and no charge if you don't proceed.

  • Q.13

What's included in a free estimate?

A 47-point inspection of your existing roof, deck, and flashing; recommended system options with pros/cons; a written quote with a line-item breakdown (tear-off, deck repair if needed, underlayment, finish material, labor, permits, cleanup); and clear pricing per system if you're choosing between materials.

  • Q.14

What about an emergency leak on a Saturday?

We answer the phone Monday–Saturday 7am–7pm and dispatch same-day when possible. After hours, call 602-456-5955 and we'll be back in touch as soon as the next crew is free. During monsoon season (June–September) we run extended hours.

  • Q.15

Is tile or shingle better for an Arizona home?

Tile lasts longer (50+ years vs 25–30 for shingle), looks more native to the Valley, and resists heat slightly better. Shingle is cheaper up front (sometimes half the cost) and easier to repair. For a long-hold property in a stucco neighborhood, tile usually wins. For a budget-conscious re-roof or a flatter modern home, architectural shingle is excellent.

  • Q.16

Does a reflective or cool roof actually save money on cooling?

Yes — typically 10–25% on summer cooling bills. Reflective topcoats (on foam, TPO, or coated metal) drop roof surface temperature 30–60°F on a 110°F day, which directly reduces attic temperature and HVAC runtime. The ROI is biggest on low-slope and flat roofs.

  • Q.17

Do you do commercial flat roofs and TPO?

Yes. We install Carlisle SynTec TPO, KM Coatings silicone foam systems, and modified bitumen for HOA, retail, light industrial, and modern desert homes. We phase commercial installs to keep your business operating — after-hours and weekend installs are available.

  • Q.18

What's the warranty on a roof coating versus a full re-roof?

A roof coating typically extends the underlying system by 10–15 years (with a recoat cycle every 10 years) and carries our 25-year workmanship warranty on the application. A full re-roof carries the manufacturer's full material warranty (20–50 years depending on system) plus our 25-year workmanship warranty. Coating is the right answer for a tired but structurally sound roof; replacement is the right answer when the deck or underlayment has failed.

  • Q.19

    Can you install solar-ready roofs?

Yes. We coordinate with most major solar installers and pre-install solar mounts compatible with the roof system. For homes planning solar within 2–3 years, we recommend a roof material that won't need replacement during the solar panels' life (foam, standing-seam metal, or new architectural shingle).

  • Q.20

How do I know if my underlayment has failed even if my tile looks fine?

Common signs: water stains on interior ceilings (especially after monsoon), tiles that have shifted or lifted, granular sediment in the gutters from underlayment degradation, or a roof that's 18+ years old that's never had a relay. If you see any of these, schedule an inspection — catching it before the deck rots saves thousands.

  • Q.21

Do you only work in Chandler?

No — we serve all of Maricopa County. Chandler is our home base, but we install across Gilbert, Mesa, Tempe, Phoenix, Scottsdale, Queen Creek, Ahwatukee, Sun Lakes, Maricopa, Glendale, Peoria, Surprise, Goodyear, Buckeye, Avondale, Apache Junction, Fountain Hills, and 30+ other Valley cities. See our full service-area on the About page.

  • Q.22

    Are you licensed and insured?

Yes. We hold an Arizona Registrar of Contractors (ROC) license, carry general liability and workers' compensation insurance, and are bonded as required by AZ statute. Proof of all three is included with every written estimate.

  • Q.23

Do you replace the deck if it's rotted?

Yes — and it's almost always part of a tear-off if the existing decking is OSB that's seen water. We document the deck condition with photos before we start, replace any rotted sections, and the cost is itemized in your quote. Skipping this step is the #1 way a roof leaks again within 2 years; we never do.
